How To Get Rich Slowly
This four-part strategy is proven to build real wealth that lasts
Dear International Investor, Back in 1993, I took a US$5,000 gift and turned it into a US$150,000 profit on a real estate deal. This happened in Ravenswood... an eclectic north-side Chicago neighborhood made up of middle-class office workers, first-generation Latino immigrants, and second-generation Eastern Europeans. The investment was an income-producing property, consisting of three two-bedroom flats. A good rental property. And, to be honest, finding it wasn’t easy. I looked at dozens of buildings that didn’t make the cut...and analyzed countless other opportunities that didn’t work for me financially. I pounded the streets. I negotiated with dozens of developers, agents, and property owners, until I found just the right deal for my situation. After haggling with a number of bankers, I got the financial terms just right, and I made the buy. So after a lot of groundwork, I ended up with just the right property...on my terms. The building started generating a good rental income right away. And a little more than two years later, I sold the property for a profit of US$150,000...after expenses. Not a bad return on that US$5,000 gift. Since then, I’ve found that property investing is a lucrative way to make a living...both for me and for those clients who follow my advice. Now fast-forward to today and listen to the outrageous claims of those pushing super-speculative real estate deals
I’m sure you hear the claims as often as I do...leveraged gains of 2,000% or more in just a few weeks. But, while these extraordinary claims make great headlines, they don’t represent reality for most investors today. Why? Because most of these assertions are based on unrealized gains. That is, gains based on what promoters believe the property to be worth, not on money realized by an actual sale. What’s more, many people are buying pre-construction properties in bubble markets. When they do try to realize their anticipated gains, they’ll likely be selling into a market glutted with similar pre-construction condos, all coming online and being put up for sale at the same time. Sadly, many investors don’t realize that their speculative investment strategy has let them down until it’s time to sell...and, by that point, it’s too late
This boom-time speculative strategy used to work. In the golden age of international property investing that we’ve just moved out of, there’s no doubt...this strategy could make you rich. I’ve used it frequently myself with great success. But it’s not working today. Bubble investment markets feel good. There are plenty of investors with enough money to buy and support prices. This is happening even now in some markets. What’s missing today, however, are the retail buyers, to buy these investment properties down the line...when the time comes for the investor to sell. Sure, some people will get lucky. But successful, experienced investors don’t trust their portfolios to luck. They shift their strategies to keep up with the economic realities. Today’s winning investors are taking a multi-strategy, flexible approach to hedge global market changes
The key to successful real estate investing is diversity...diversity of all things, including strategy. Investing will never be the same
“I’ve been investing for more than 30 years, but international property investing has added an entire new dimension. Not only to my portfolio, but to my lifestyle, which now includes exciting deals and world travel.”
David S., Costa Rica You’d never put all your money into a single tactic in the stock market, and the same should hold true for international property investing. In my business, I use a time-tested, four-pronged approach that serves as a good hedge against volatile economic times. In fact, we’ll go over this methodology specifically in a minute. It’s an approach that generates a solid income, while steadily growing your portfolio. It uses a conservative, wealth-building plan that doesn’t collapse when economies falter. It has allowed both me and my clients to keep moving steadily forward during the recent and ongoing troubled times...without having to risk our wealth in speculative markets. Of the four strategies I use, what’s working best today is the most conservative: Real Productive Assets. That is, assets that produce a solid income right away, with capital growth as a secondary objective. And while it’s the most conservative strategy, I still project that I’ll meet my standard goal to double the value of every investment I make within five years. Here’s the real secret I learned from my first astounding real estate investing success
I’d love to tell you that I have this amazing sixth sense when it comes to real estate investing...or that I have remarkable luck. But, in fact, neither is true. That first successful investment in Chicago more than 20 years ago...and every one since...they were the result not of brilliance nor of luck but of old-fashioned hard work...and lots of it. I profited from each opportunity because I was “in the market,” pounding the pavement, and making my presence known. I made every connection I could...followed up on every lead I encountered...considered every opportunity that presented itself. Then I held out until I found just the right deal, and I persisted until I was able to make the buy on my own terms. Today I continue to pound the pavement, but on a global scale. After more than 20 years at this, I’ve developed a worldwide network of contacts and resources that makes it possible for me to find great property investments virtually anywhere on the planet. Now I’m willing to put my time, my connections, and my resources to work for a limited group of fellow real estate investors
Real estate investing is how I built my own wealth. In the past, I've shared my methods, my strategies, my connections, and my discoveries with only a small number of personal clients and readers. Now with my Global Property Investor's Marketwatch investment service, I am able to share my discoveries and recommendations with a larger community…with a small group of investors interested in generating substantial profits and income through international property investing. However, due to certain membership perks—exclusive, on-the-ground, members-only scouting trips and private consultation hours with yours truly (more on that later)—participation in my Global Property Investor's Marketwatch must be limited to just 100 investors. Frankly, I take this relationship very seriously, and I couldn't manage a bigger group. The way it works is simple.
You may choose to act on only 1 opportunity out of 10...or 1 out of 50...or none at all...that’s up to you. But the opportunities will keep coming your way. As you see, the process is simple. Deceptively so. For as I’ll show you, it’s also extremely effective.
Global Property Investor's Marketwatch will put you at the first-in position for some of the world’s best and smartest property investments
As a member of our group, you will:
And as I profit, you’ll profit.
While the less-savvy investors nervously await their 2,000% gains (that I predict in many cases will never materialize), we’ll be steadily adding 20% per year to our asset values. Let me show you the big picture... It’s more than an investment strategy...
it’s a lifestyle My name is Lief Simon. And when I made that first property investment more than 20 years ago, my life took a dramatic and exciting turn. I’ve since scouted real estate in over 50 countries, personally invested in 21 of them, and managed a multi-million dollar portfolio of rental properties around the world for a large international corporation. And, along the way, I’ve built an impressive portfolio of diversified property assets...and pocketed real profits, as well. As founder of International Living’s Global Real Estate Investor, I led my readers to a number of remarkably profitable investments in markets from Croatia to Mexico...from Argentina to the coast of Spain...from Romania to Honduras... In short, I’ve made a career of international property investing. Now I don’t expect that most people reading this letter will make such a life change... But your lifestyle? That indeed could change significantly...
for the better. Over the years, I’ve introduced countless investors to the idea...and the reality...of global property investing. Frankly, it’s a good way to make a profit. But, just as important, it’s an exciting and adventurous way to make a profit. What a way to make your money! You get to enjoy the dazzling white sand-beaches of places like Mexico’s Riviera, for example, as you scout your next buy. You’ll try the food...meet the people...enjoy the nightlife...and soak up the culture. All in a day’s work...all part of measuring the desirability of a potential next investment. Next maybe you’ll jet off to the Philippines, to scout some of the world’s best rental returns at a groundbreaking new resort. From the tax man
One big advantage with property investing is that the travel is often tax-deductible as a business or investment expense.
Or perhaps join me on my latest expedition to the dazzling beaches of Northeast Brazil...or the luxurious-yet-affordable seaside resorts of Uruguay...or maybe we’ll sample a fine Malbec as we scout the wine region of Argentina together... This is not a dream. This is reality...for me and a good number of my fellow investors. The lifestyle of a global property investor can be rich, active, and exciting...as well as highly profitable. And you can adopt as much or as little of this lifestyle as you like
I have a good number of clients who, by their own choices, have never seen many of the international property investments they’ve made. They review the deals, make the decisions to invest, determine their exit strategies, and buy...all without ever leaving the comfort of home. A small, but valuable investment expense
“I have experience as a real estate investor, but I just don’t have the time to travel the world on my own to find and negotiate deals like these. My yearly subscription cost less than a single airfare would have cost to many of these places.”
Richard P., United States When the time is right, according to their exit strategy, they sell. But I have other clients who have personally gone to see every property that they’ve invested in. When I go on a field trip, they’re right there with me time after time. It works either way. Even from your armchair, international investing can be fun and exciting. And that’s because it’s real. You’re investing in your own property with value beyond its rate of capital appreciation or its annual yield. Unlike with electronic funds or paper assets, you can touch the assets I’m talking about. Heck, you can even spend the night in them. International property adds a dimension to investing that most people never see. While others are watching stock prices, mutual fund values, and interest rates...you’ll be assessing the world’s best beaches...its finest resorts...and its most appealing outposts. Yes, global property investing takes work, Global real estate investing—while exciting and dynamic—is not just about the enjoyment of investing. Property investments are productive...secure...and have an unbeatable track record over the years. But I’ll be honest...doing a good job at property investing takes work. It requires significant travel, investigation, due diligence, and legwork on the ground. Sometimes months of research and due diligence and weeks of negotiation. You’ve got to maintain a worldwide network of contacts and relationships, and you’ve got to be in a position to act when the deals emerge. Frankly, there are easier ways to invest. But that’s the big advantage of my Global Property Investor's Marketwatch. I do the work on your behalf.
Then you can decide if any particular opportunity is right for you...whether it meets the needs of your portfolio at the time, and if the opportunity is something you want to be involved in. You can be as active...or as passive...an investor as you like. Either way, I’ll do the legwork and the groundwork for you.
You can handle this like a traditional investment and maintain the hands-off approach that a traditional investor would normally use... Or you can be right in the thick of it. You can join me on the ground as I hammer out the deals and take an active part in evaluating your investment opportunities from the start. Here’s my four-pronged approach to
international property investing To make money in global real estate, I look for opportunities that line up with one of these four strategies:
As a Marketwatch member, you’ll be hearing a lot more on all four of these investing strategies, on how to use them effectively, and on how they’re performing as we move through ever-changing market cycles. The best part about international property investing is that it works…providing handsome returns, both short- and long-term, while, at the same time, building real wealth that lasts
Here are just a few examples of where my readers and I have profited in the international marketplace...
Real performance is what counts
“I started investing in foreign real estate because it was fun and exciting.
“But, over the past five years, my international property investments have outperformed my traditional investments by a wide margin...” Taylor W., Panama
Nothing is guaranteed, and we all know that market cycles move both up and down. But knowing where to look—and using a flexible and diverse approach—can land you on the positive side no matter what markets are doing overall. Here are four more ways that global property investing will protect and increase your wealth
The more experience I’ve had as a global property investor, the more appreciation I’ve developed for this as a wealth-building strategy. Here are some less-tangible benefits you can enjoy on top of the appreciation, yields, and profits your investment actually earns... Portfolio diversity: Real estate holdings help hedge you against the erratic behavior of stock and bond markets... Security: Real estate is more secure than stocks and bonds. Securities, as many have found out, can lose significant portions of their value, even become worthless. Real estate, on the other hand, is a hard asset that retains its intrinsic value. It can’t go to zero... Asset protection: Assets held offshore are difficult to attach or to seize...meaning that anyone thinking of troubling you with a frivolous lawsuit or other malicious action would find it intimidating, difficult, even impossible to make a claim against whatever assets you hold offshore... Currency positions: While some overseas real estate markets operate in U.S. dollars, many others do not. These non-U.S.-dollar markets give you the opportunity to diversify your portfolio even further, by holding property assets in multiple currencies... Enough about past performance...
The bottom line:
