Dear International Investor,

Back in 1993, I took a US$5,000 gift and turned it into a US$150,000 profit on a real estate deal.

The building started generating a good rental income right away. And a little more than two years later, I sold the property for a profit of US$150,000...after expenses.

Not a bad return on that US$5,000 gift.

Since then, I’ve found that property investing is a lucrative way to make a living...both for me and for those clients who follow my advice.

Now fast-forward to today and listen to the outrageous claims of those pushing super-speculative real estate deals

I’m sure you hear the claims as often as I do...leveraged gains of 2,000% or more in just a few weeks.

But, while these extraordinary claims make great headlines, they don’t represent reality for most investors today.

Because most of these assertions are based on unrealized gains. That is, gains based on what promoters believe the property to be worth, not on money realized by an actual sale.

What’s more, many people are buying pre-construction properties in bubble markets. When they do try to realize their anticipated gains, they’ll likely be selling into a market glutted with similar pre-construction condos, all coming online and being put up for sale at the same time.

Sadly, many investors don’t realize that their speculative investment strategy has let them down until it’s time to sell...and, by that point, it’s too late

  1. Path of Progress. This means buying property in the path of new or planned infrastructure (such as a new airport, bridge, or highway) or buying where there’s an emerging market trend...one that’s not yet apparent to the mainstream property buyer...
  1. Crisis Investing. This is taking a position in a market when everyone else is running the other way, typically thanks to economic or political crisis. Successful investors are the ones with the foresight to see which markets will bounce back...
  1. Real Productive Assets. As I’ve explained, these are property assets that generate income as their primary objective. They also can yield a capital appreciation, but as a secondary objective. My own clients switched to investing in Real Productive Assets in early 2008...
